The 90-day build
Ninety days is not a marketing number. It is a production schedule, and every stage below has a fixed window, a named owner and a completion check before the next stage starts.

Days 1 – 7
Survey and design lock
Site survey, soil report, plot fit study, model selection and finish sign-off. Drawings are frozen on day seven and do not move again.

Days 8 – 30
Foundation and structure
Raft foundation poured, precast walls and slabs set in sequence. The shell is closed and weather-tight before the first month ends.

Days 31 – 70
Services and finishes
Electrical, plumbing, HVAC, joinery and tiling run in parallel across floors rather than one trade after another.

Days 71 – 90
Commissioning and handover
Testing, snagging, landscaping and municipal clearance. Keys on day ninety — the date is written into your contract.
What the guarantee actually covers
The ninety days run from the day your drawings are frozen and the permit is issued, and they end at municipal clearance and key handover. Delays we cause are ours. Weather events, permit authority delays and changes you request after day seven are the only exceptions, and each of them is written into the contract in plain language before you sign.
Questions families ask
Do I need to own land already?
Yes. Optima Homes builds and finishes on a plot you already own. We do not source land or arrange financing — our scope starts at the survey and ends at handover. Bring us a plot with a clear title and we will run a fit study on it.
Does the scope include finishing, or just the structure?
Both. The contract covers structure, services and full internal and external finishing — flooring, joinery, painting, sanitary ware, kitchens and external works. You move into a completed home, not a shell.
How much can I change in a model?
Layout, elevation, finishes, kitchen and joinery are all adjustable. Structural grid and services routing are fixed — that is what makes the 90 days possible. Your advisor will tell you which side of the line any request falls on before you commit.
What happens after handover?
A one-year snagging and workmanship warranty, plus manufacturer warranties on installed equipment. Structural warranty follows Saudi Building Code requirements.
Is the price fixed?
The contract price is fixed against the specification you sign. Changes you make after the day-seven design lock are quoted and approved by you before any work happens.
